    Well, at least that's better than some landlords I've dealt with.

    One place where I lived for a summer, the previous tenants had a big snake (a boa constrictor, IIRC). They converted a closet into the snake's terrarium/cage. When they moved out, they left a big pile of shedded snake skin in the closet. The landlord just left it for us to get rid of when we moved in.

    I'm pretty sure I know why I've never heard of this now. I think this only applies to the province of Ontario.

    I've looked for something to confirm this, but can only find websites saying this is Ontario law and Alberta sites that talk about damage deposits as if they were legal. I haven't found anything directly from govt. yet.

    Yes we're talking about Ontario. It is regulated provincially, not federally.

    I'm 90% sure that here in Alberta they're legal.

    Don't know about Alberta.

    But yes, you're right - this varies from province to province.

    I understand that landlord. I would let things go as well but I want to maintain a certain standard...

    Two apartments in a two-building complex belonging to me were suddenly vacated at the end of August. In one, the woman abandoned 5 - FIVE - live cats in her apartment (imagine the smell!). There were large plastic bags filled with urine-soiled clothes in each room. There were dirty dishes all over the place. You can't even imagine the horror that woman left behind! In the other apartment, the tenants left the place filthy and with holes in the walls. These were my last two apartments under the old regime of one month rent + a security deposit. The new requirements are so stringent that - so far - delinquent tenants are a thing of the past...I hope.
